Epping Heights is a combination of 126 residential lots, 3 x multi-unit sites, apartments and light commercial developments. It includes approximately 2km of road network and is situated on O'Herns Road, Epping.
This development features cutting edge Water Sensitive Urban Design (WSUD) treatments such as Bio-Retention Basins and Tree Pits. Also of note is the provision for both potable and recycled water.
Landplan has been engaged to provide urban infrastructure design, on-going staged developments, project management, contract administration and site supervision.
Located off Sayers Road in Tarneit, Arndell Estate illustrates the use of Water Sensitive Urban Design in the effective management of a problematic drainage area. Our role included the design and construction management of this five stage residential subdivision that includes a child care centre.
External infrastructure included a new trunk sewer for City West Water, an intersection upgrade for Wyndham City Council, culvert structure and open drain design for Melbourne Water.
Hacketts Rise comprises a four stage, 144 lot residential subdivision on Hacketts Road in the burgeoning area of Point Cook. It sits in the upper reaches of the Skeleton Creek Drainage catchment and required extensive external infrastructure to fully service the site.
Landplan’s role incorporated many aspects of the land development process including, master-planning, financial management, stage determination, detailed design and sub-consultant management.
Our design and construction management role comprehensively covered internal infrastructure and externally included the construction of a 225diameter water main for City West Water, scheme drainage for Melbourne Water and sub-arterial roads for Wyndham City Council.
Lot 7 & 8 Westmeadows Lane, Tarneit, is a recent large scale subdivision awarded to Landplan. The subdivision will consist of approximately 301 residential allotments in Truganina.
Elements included in our design brief (apart from typical subdivision requirements), include the extension of existing wetlands to treat stormwater from the site.
Landplan will also provide project management services for electrical installation in accordance with Powercor’s standard’s and requirements.
Similar to other residential developments our role will encompass contact with town planners/surveyors, landscape architects and management of the civil contractor engaged for the works.
Marquand’s Corner is a staged residential development consisting of 178 allotments ranging in size from 300 to 850m2 in Truganina. Landplan’s role includes design development and construction management for roads & drains, sewer, water reticulation, electricity and telecommunications.
External to site requirements include the design of outfall drainage to Melbourne Water specifications, pavement widening and water main design.
Our role also encompasses project management activities that require contact with sub-consultants such as surveyors, planners & architects.
Other aspects of our role include negotiation for servicing agreements with various referral authorities.
Karinya Estate consists of 135 residential allotments in one of Melbourne’s fastest growing suburbs, Point Cook. Our roles include design development, construction supervision and project management.
Detailed design activities include road grading, drainage, water and sewer design.
Landplan also provided feasibility assessment and construction estimates used for finance procurement.
Extended services include marketing and development management which required input with advertising, estate agents and quantity surveyors.
